For self-managed HOA boards · Georgia first

Georgia’s HOA paperwork, drafted from your records. The board still decides.

The SB 406 registration kit, the collections notices Georgia requires, quorum and proxy rules, the annual report for owners and late fees within the state cap, prepared from your records. Ask any rule question and get the CC&R section cited. Nothing is sent, filed or entered until the board approves.

Georgia first

The Georgia paperwork your board has to get right.

Georgia’s 2026 HOA law (SB 406) adds registration with the Secretary of State and a notice before an association can claim attorney’s fees. HomeownerHub prepares that paperwork and the rest of Georgia’s from your records, shows the statute it follows, and waits for the board.

  • SB 406 registration kit

Decide whether to register with the Secretary of State or opt out in writing. The kit fills in the filing sheet from your records, prints a checklist, and keeps each filing, renewal and amendment on record. It doesn’t file for you.

    Ga. L. 2026, SB 406

  • Collections notices Georgia requires

The notice before attorney’s fees (30 days from receipt) and the notice before foreclosure, with the $2,000 threshold and 10% interest cap checked. A letter that claims attorney’s fees stays blocked until the fee notice has gone out.

    SB 406 § 7 · O.C.G.A. § 44-3-232(c)

  • Quorum and proxies

The annual meeting kit shows Georgia’s default quorum (more than one-third, unless your bylaws say otherwise), counts check-ins and proxies live, and prints a proxy form that meets Georgia’s rules.

    O.C.G.A. §§ 44-3-228, 44-3-224

  • Annual report for owners

From the annual meeting, print the year’s finances, budget, reserves, insurance, meetings and elections for owners. It never shows a home’s balance or an owner’s name.

    O.C.G.A. § 44-3-230(a)

  • Late fees within the state cap

No late fee is charged until the board saves a policy. Georgia allows the greater of $10 or 10% of the late installment, and only if your declaration provides for a late charge. A policy over the cap can’t be saved.

    O.C.G.A. § 44-3-232(b)(1)

  • Deadlines on one Compliance page

Secretary of State registration, the members’ meeting notice (21 days for an annual meeting, 7 for a special one), records, and the statement of amounts due within 5 business days, with an overdue banner.

    O.C.G.A. §§ 44-3-230(a), 44-3-232(d)

Georgia rules follow the Property Owners’ Association Act and SB 406. Georgia condominium associations aren’t covered yet. The app prepares the paperwork and cites the law; it isn’t legal advice, and your board and your attorney decide. Dues, violations, documents, accounting, the inbox and announcements work for an HOA in any state.

Everything for Georgia boards

The work that nobody volunteered for

Volunteer boards spend their evenings on paperwork. That paperwork is what AI is for.

Rules, notices, minutes and money — the same paperwork every self-managed board does. We built one system that handles all of it.

Today
  • Volunteer board treasurers spending unpaid evenings on paperwork
  • Violation notices stalled because nobody wants to draft a legal letter
  • Meeting minutes that take an evening to write, and still miss the decisions
  • Month-end board reports pieced together by hand from three spreadsheets
  • The same resident questions answered by email, one at a time
With HomeownerHub
  • Covenant Brain answers any rule question — with the section cited.
  • Violation Drafter writes the letter. The board approves it in one click from Approvals.
  • Paste the meeting transcript and AI drafts board-ready minutes for the board to approve.
  • On the 1st, the board gets a month-end report: cash, dues collected, overdue balances, budget and violations.
  • The inbox drafts each reply with the home’s details alongside, and residents can ask the portal assistant first.

Meet the agents

Eight AI workers your board gets to delegate to.

Each agent does one job. Each ships with a Bar A/B/C label so you know what it can do unsupervised. Together they replace what volunteers shouldn't have to do.

From the founder

"Volunteer boards are running whole HOAs on Tuesday nights in their kitchens. The work AI was made for is sitting in their inboxes. We built HomeownerHub around that — not around a management company's billing schedule."

Built for the homes you actually run

Suburban Atlanta, not a SaaS demo deck.

HomeownerHub is built for the communities you can drive through on a Saturday morning. Volunteer boards. Brick-and-Hardie homes. Mature trees. Real residents.

Document onboarding

HOA

C

Upload your CC&R, bylaws and rules. Each document is read and indexed section by section, so answers can cite it.

Covenant Brain

HOA

C

Ask any rule question in plain English. The answer cites the section, and says so when your documents don't cover it.

Daily Digest

HOA

C

A daily summary of what needs the board, with a compliance heat map on the dashboard.

Violation Drafter

HOA

B

Photo + caption → a drafted letter with the rule cited. It waits in Approvals: approve or reject in one click. Approving never emails the homeowner by itself.

Conversational Resident Portal

HOA

C

Residents see their balance and statement, file ARC and maintenance requests, and ask the governing documents before they email the board.

AI meeting minutes

HOA

B

Paste the meeting transcript. AI drafts board-ready minutes; the board edits and approves them.

Board Copilot

HOA

B

Ask about your community (who is overdue, open violations, an owner's contact, recent meetings) and get answers from your records and documents.

Inbox reply drafts

HOA

B

Your HOA's Gmail as one shared inbox. A reply starts drafting when you open an email, with the home's balance and open items alongside; contact details are removed before the AI reads it. Saved replies, and Create from email turns a message into a ticket, violation report or ARC link. A person edits and sends.

State-law answers

HOA

C

HOA-law questions answered with citations to the state statute, and it says so when the statute doesn't cover it. Georgia today; Florida, California and Texas are built and being loaded next.

Ask the guide

HOA

C

Ask the built-in user guide how to do something. Answers come from its own articles, with the steps and a button to the right screen, and it says so when the app can't do it.

Bill scan

HOA

B

Scan a vendor bill. The AI reads the vendor, invoice number, dates, total and expense account into Approvals; nothing is entered until the board approves.

Vendor RFPs and bid comparison

HOA

B

Vendor onboarding, AI-written requests for proposal, and the bids that come back compared side by side.

AI ARC review

HOA

B

Residents can check a request against your guidelines before they submit. The board sees a cited review, findings from the photos and editable decision letters. The board decides; nothing is sent until it does.

Spanish announcements

HOA

B

Add an AI-drafted Spanish version to an announcement. The board reads and can edit it, and must confirm it before sending; the email carries both languages.

Message drafter

HOA

B

Say in a sentence or two what you want to tell residents. The AI fills in the audience, subject, message and timing, and points out missing facts and any numbers you didn't type. Nothing is sent until the board presses Send.

Resident assistant

HOA

C

Residents ask about their own balance, their requests, announcements and the community rules on the portal's Ask tab. Rules answers cite the document section. It never acts for the board, and stays off until the board turns it on.

Reserve Live

HOA

Roadmap

Reserve fund projections. Not built yet: today the dashboard and the monthly report show a reserve snapshot (balance, contributions against budget, withdrawals).

Budget Anomaly Detection

HOA

Roadmap

Flags spend running over budget during the year. Not built yet: the month-end board report lists the budget lines furthest from plan.

Vendor Oracle

HOA

Roadmap

Past spend, ratings and a recommended vendor for the next job. Not built yet.

Built with volunteer boards

Built with a real volunteer board, not a demo deck.

Every workflow is shaped by what a self-managed board actually does after work: answer a rule question, send a violation letter, approve the minutes, close the month. The AI drafts; the board decides.

How it works

From PDF pile to cited answers, without an implementation team.

No migration, no implementation team. The four steps are designed for a volunteer board on a Tuesday night.

01

Drop your documents

Upload your CC&R, bylaws and rules as PDF, text or Markdown. A scanned PDF needs a text layer (OCR) first.

02

AI reads everything

Each document is split into its sections and indexed, so every answer can point to the exact section it came from.

03

Ask your first question

Covenant Brain answers in plain English, citing the exact section — and says so when your documents don’t cover it.

04

Bring in the board and the roster

Invite the board, import your roster from a spreadsheet (CINC exports are recognised) and open the books in Accounting. The built-in guide walks each step.
