Inbox reply drafts

Your HOA's Gmail as one shared inbox. A reply starts drafting when you open an email, with the home's balance and open items alongside; contact details are removed before the AI reads it. Saved replies, and Create from email turns a message into a ticket, violation report or ARC link. A person edits and sends.

State-law answers

HOA-law questions answered with citations to the state statute, and it says so when the statute doesn't cover it. Georgia today; Florida, California and Texas are built and being loaded next.

Ask the guide

Ask the built-in user guide how to do something. Answers come from its own articles, with the steps and a button to the right screen, and it says so when the app can't do it.

Bill scan

Scan a vendor bill. The AI reads the vendor, invoice number, dates, total and expense account into Approvals; nothing is entered until the board approves.

Vendor RFPs and bid comparison

Vendor onboarding, AI-written requests for proposal, and the bids that come back compared side by side.

AI ARC review

Residents can check a request against your guidelines before they submit. The board sees a cited review, findings from the photos and editable decision letters. The board decides; nothing is sent until it does.

Spanish announcements

Add an AI-drafted Spanish version to an announcement. The board reads and can edit it, and must confirm it before sending; the email carries both languages.

Message drafter

Say in a sentence or two what you want to tell residents. The AI fills in the audience, subject, message and timing, and points out missing facts and any numbers you didn't type. Nothing is sent until the board presses Send.

Resident assistant

Residents ask about their own balance, their requests, announcements and the community rules on the portal's Ask tab. Rules answers cite the document section. It never acts for the board, and stays off until the board turns it on.

Reserve Live

Reserve fund projections. Not built yet: today the dashboard and the monthly report show a reserve snapshot (balance, contributions against budget, withdrawals).

Budget Anomaly Detection

Flags spend running over budget during the year. Not built yet: the month-end board report lists the budget lines furthest from plan.

Vendor Oracle

Past spend, ratings and a recommended vendor for the next job. Not built yet.
